When you click on the 'GO AHEAD' button an email is sent both to you and to us confirming the information on screen. One of our operators will then call you within 3 working hours to confirm your booking. Our working hours are Mon-Fri 9am to 6.30pm. A Welcome Pack is sent out on the same day by the law firm that will carry out your conveyancing. The Welcome pack will introduce the solicitor in charge and contain all the forms and other literature necessary to commence your conveyancing.

Introduction
Conveyancing-Solicitors.biz is a referral website enabling our users to obtain domestic Conveyancing services from Solicitors in England & Wales and other services that we may choose to offer from time to time. Please note that, due to the differences in the legal system applicable, we do not deal with Conveyancing in Scotland.

Terms of use
When you access this website, or use it to request or purchase any service, there are certain terms and conditions that apply. If you are not in agreement with these terms and conditions, or if you are under 18 years of age, please do not use our website. These conditions do not affect your statutory rights.

1. If you elect to use this website for your conveyancing, these are our obligations to you:
1.1 We will allocate a solicitors' firm to carry out your Conveyancing. The solicitor's firm that we allocate will then be your conveyancing solicitors and you will be their client and the relationship will be subject to the protection afforded by the rules and procedures of the Law Society of England and Wales. The solicitors' firm we allocate to carry out your Conveyancing:

  1. will be registered with the Law Society of England & Wales as being entitled to practise law within the jurisdiction of England & Wales
  2. will be specialists in Conveyancing, we will not allocate your work to a solicitors' firm with little/no experience of Conveyancing work
  3. will have at least £1 million pounds of Professional Liability Insurance in case something goes wrong

2. Exceptions to fixed legal fees
The legal fees quoted on this website apply only to standard conveyancing work. They not apply to legal work which may be required beyond the usual conveyancing services. For example, dealing with defective title or tenants in the property will not be covered by the legal fees quoted.

3. Fees payable to other parties
The legal fees quoted are the only element of the final price over which we have control. We do not control payments to third parties (disbursements) such as Value Added Tax, Stamp Duty, Land Registry fees, fees for searches and so on. Consequently we cannot guarantee that such payments will not rise or fall in accordance with government policy or the policy of the particular organisation.

4. Buyers or sellers situated outside England & Wales
The legal fees quoted include standard postage and telephone costs within England & Wales. If you are situated outside England & Wales postage and telephone costs will be added to your bill.

5. Cancellation
Subject to paragraphs 5.1 and 5.2 You have the right to cancel the conveyancing service for any reason at any time up to completion.

5.1 If you have requested and paid for the no-completion-no-fee option you will not have to pay legal fees incurred up to the point when the sale or purchase of the property is cancelled. You will, however, still have to pay money which has been paid on your behalf by the Conveyancing solicitors such as search fees. The fee for no-completion-no-fee protection remains payable.

5.2 If you have not paid for no-completion-no-fee option and you wish to cancel the conveyancing service you will have to pay a fee proportionate to the amount of work which has been carried out up to the point of cancellation. There is a minimum cancellation payment of £35. You will also have to pay money which has been spent on your behalf such as search fees.

Law and Jurisdiction
Your use of this site and its contents will be governed by the laws of England and Wales and you submit to the exclusive jurisdiction of the courts of England in respect of any legal disputes relating to this Agreement.

Entire Agreement
This Agreement, together with our Privacy Policy, forms the entire agreement between you and Judicium Legal Marketing Limited in relation to your use of this website and the services available through it and supersedes any prior representations, inducements or agreements relating to its subject matter.

Other matters

We respect the privacy of our users and will treat all personal information relating to you in accordance with our Privacy Policy. We will ensure that your personal information is stored securely and we will not provide your personal information to any third parties, except to one or more Referral Solicitors in order to provide the services under this Agreement. By agreeing to this Agreement, you are consenting to the following:

  1. We or parties acting on our behalf must store, host, transfer and otherwise process your information in order to refer your request for Conveyancing Services to a Referral Solicitor. You explicitly consent to us handling your personal information, which you have provided for delivery to one or more Referral Solicitors. We shall do our best to ensure that the Referral Solicitors also take adequate security measures in relation to your information. You also consent to us handling the information contained within the PROGRESS REPORT for the purpose of providing you with real time access to that information.   2. Some of the personal information that you supply might include sensitive information. You explicitly consent to the processing and/or handling by us and/or any Referral Solicitors for the purposes of this Agreement of all sensitive information supplied by you.

Your conveyancing will be carried out by one of our chosen solicitors' firms in England and Wales. Because there is no need for personal meetings, it is not necessary that the law firm should be near to where you live or work. Communication between you and the law firm can take place by email, letter or telephone.

how long does conveyancing take?

This is one of the most common questions. The answer is that it depends on a number of factors. For example: how long the chain is, whether people have existing or new mortgages to obtain, and most important, how quickly information is provided by the other side. As a guideline, we would suggest that you expect a period of eight to ten weeks.

local authority search fee

The fees charged vary between different local authorities with some charging less than others. The £110 fee is what we estimate to be the average.

Different banks charge different amounts for transferring your mortgage funds, without knowing which bank you use it is not possible to give an exact figure. The £30 fee is what we estimate to be the average.

If you live in a mining area, it may be necessary to carry out a mining search to confirm that your property is not affected. This will cost £15. In addition, if you are selling/purchasing a flat, the freeholders sometimes charge a small fee for disclosing information, this will vary according to your freeholder. If you are buying a leasehold property with a share of the freehold, there may be an extra charge of £20 to deal with managing agents. It may also be necessary to carry out bankruptcy searches - these searches will not cost more than £6. It is also possible that either your Building Society or the conveyancing solicitor will insist that a water search (£38) and/or an environmental search (£28) be carried out on the property you are buying. Remember that these fees are payable to the various organisations - they are not part of your legal fees.

The law on Stamp Duty is due to change on all transactions after the 1st of December 2003. It is now called Stamp Duty Land Tax.

Broadly, the new law keeps Stamp Duty Land Tax levels at the same rate as before, except when a new lease is created (sale of an existing lease remains at the same rate).

However, the new law obliges all buyers to complete a new Tax Return Form which contains over 70 questions. This form is then used by the Inland Revenue to calculate your liability to Stamp Duty Land Tax, if any.

The duty is on the buyer to complete and sign this form personally. However, if you wish to have the assistance of your conveyancing solicitors in completing this form, this can be arranged for a fee of £50 plus VAT.
